The tools behind TurboLease
How it works
Send the form. Find the applications and their checks in one place.
Send the unit's link to interested visitors. They complete the form from their phone; their applications arrive in your unit's list.
“Still available?”
the same link, for everyone
One link, one unit, one list.
The applicant completes the form and uploads their documents. TurboLease extracts the amounts, dates and names to prepare your summary.
SIN and account numbers masked.
Review the document list, checks passed and questions to follow up. Up to 25 checks cover math, dates, consistency and the files themselves, depending on the documents provided.
The reason is always written down.
With Gestion or Compagnon, the applicant can connect their bank through Plaid. The account-holder match and observed income then add the bank's available data to the application.
No transactions, no balance shown.
Compare the applications received, ask your questions and choose your tenant. After signing, add the tenancy to your monthly dashboard.
By date received.

Up close
Four of the checks: the work done on the document, then what you read in the application.
01 · Pay stub
The deductions are added up, subtracted from gross, and the result is compared with the net printed on the stub.
By hand: a calculator, stub by stub.
In your application
If it holds, it adds to the document's passed checks. If not, you read “Internal inconsistencies in the document”, to clarify.
Pay-stub math
Pay stub · Sept. 26
Gross − deductions = net.
02 · File metadata
The software that produced it, its creation and modification dates, the traces of re-saving: when the PDF carries them, they are read.
By hand: open each PDF's properties, and know what to look for.
In your application
“Inconsistent file metadata” (printed in French on the report): the question to ask the applicant.
File fingerprint
Employment letter · PDF
An edit is not a fault: it is a question to ask.
03 · Income
With Gestion or Compagnon, when the applicant connects their bank, the income observed on their account is shown next to the one they declared. You see neither their transactions nor their balance.
By hand: add up the deposits on the statements an applicant chooses to show you.
In your application
The two amounts, side by side. The comparison is yours.
Income
Bank connection, at the applicant's choice
No transactions, no balance shown.
04 · Consistency
The name on the application is looked for on every document provided, allowing for accents, word order, a middle name and look-alike letters.
By hand: every document open, side by side.
In your application
Passed: the name shows as matching on each document. If not: “Name match”, to clarify.
Same name everywhere
4 documents
Accents, word order and look-alike letters included.
No magnifying glass, no calculator: you read the result, and the reason for each point to clarify.

What it would take by hand on every document received, and what TurboLease does while you are at work.
Which checks apply depends on the documents the applicant provides. The bank-connection checks come with Gestion or Compagnon.

With TurboLeaseAn identical file already submitted in another TurboLease application is flagged.

Create my linkThe Compagnon option
If you'd rather text: Compagnon includes what Gestion includes (the bank connection from the 8th day), plus an iMessage line with Turbo, your AI assistant. You write to it as you would to a person: it prepares the link, texts you when an application comes in and books your showings.

You give it the address. Turbo creates the unit and hands you the link to paste in your listing. You don't open a dashboard to get it.

One text is enough to book a showing. Turbo won't book two overlapping showings at the same unit, sends you the calendar file and reminds you one hour before, when that reminder falls between 9 a.m. and 8 p.m.
An iPhone with iMessage is required for Compagnon. Everything else works on any phone.

Compagnon: $99 CAD a month, 300 applications a month, as many active addresses as you need, and up to 4 bank connections a month from the 8th day.Your first 7 days at $9.99 CAD, then $99 CAD / month.
Nothing to install, nothing to learn: you text Turbo.
Start with CompagnonWho it's for
The same method, whatever your situation.
A form ready to send, applications in one place and a summary to help prepare your questions.
One list per address. Downtown applicants never mix with the ones in Laval.
You will cross paths with this person every day. Better to decide on facts than on a first impression.
Forty replies in two days. The same link for everyone, and each person sends their own application through it: your first 20 at $0 CAD, then, with a subscription, up to 100, 200 or 300 applications a month depending on the plan.
Applications get prepared while you work. You get an alert when there's something to read.
Travelling or out of town. Everything arrives in one place, from any phone.
In each of these cases, you keep your schedule, and the final say.

Yes: 2 applications received today. The list is here.
An active address is one whose link receives applications. Archiving an address frees its place; you reactivate it when the unit is vacant again.
Past the month's number of applications, the link stops accepting applications and nothing is charged; it reopens on the 1st of the next month.

Short answers. The rest is in the terms and the privacy policy.
No. TurboLease consults no credit bureau and does not offer a credit check. It reads the documents, redoes the math, cross-checks the income with the bank when the applicant connects it (with Gestion or Compagnon), and flags what doesn't line up. If you have one done elsewhere, you need the applicant's consent, and never as a matter of course: an applicant with no credit history must be able to show their ability to pay another way.
TurboLease never declares a document fake. It flags what doesn't line up: a pay stub whose math doesn't add up, a name that changes from one document to the next, a PDF edited after it was created, a template typical of an online generator, a document already submitted in another TurboLease application. Each point is marked “to clarify”, with its reason, and you're the one who asks the applicant.
One summary per applicant: the documents received, the checks passed, the points to clarify with their reason and, if the bank is connected (with Gestion or Compagnon), the observed income. Bank statements are read, never shown. You never receive a copy of an ID or a social insurance number.
$0 CAD to create your link and receive your first 20 applications: you see a preview of each application (the documents received and, for each one, the checks passed out of the total), and an e-mail tells you each time one is filed. Complet, $29 CAD a month: every application in full, up to 100 applications a month, for 2 active addresses. Gestion, $79 CAD a month: up to 200 applications a month, 5 active addresses and the bank connection offered to your applicants, up to 3 a month. A subscription covers your applications for the month, never a price per applicant: past the month's number of applications, the link stops accepting applications and nothing is charged, until the 1st of the next month. Every subscription can be cancelled any time: right away, with the rest of the month refunded, or at the end of the paid month. The Compagnon option includes Gestion, with up to 300 applications a month, as many active addresses as you need and up to 4 bank connections a month from the 8th day, and adds Turbo to your Messages. Your first 7 days at $9.99 CAD, then $99 CAD / month. You end Compagnon from your account, or with one text: STOP.
Start at $0 CAD when you list the unit. Move to Complet the day an application interests you, and cancel once the lease is signed. You pay for the months you're renting, not the year.
No. The landlord pays the subscription; the applicant completes their application at no charge.
They can apply another way, and you must consider their application the same way. The link is an option you offer, never a condition. Each applicant also chooses which documents to provide: the law forbids refusing an application because a piece of information that is not necessary is missing.
One list per address, by date received. Each application shows the documents received, the checks passed and the points to clarify, with their reason: you compare facts, and the choice stays yours.
No. Your list and your applications open in any browser. The Compagnon option, on the other hand, requires an iPhone with iMessage.
The database is hosted in Canada, in Montréal, and the servers in Toronto. The automatic reading of documents is done by a provider located in the United States; the privacy policy names each provider. Original documents are not kept: only versions with the sensitive identifiers masked are, until 30 days after the application's validity ends, and then they are deleted.
