Terms of Use
Version v2026-10-07
Service currently offered
TurboLease currently offers an application that the applicant prepares and shares themselves — at no cost to one who submits it through a landlord's link, bought once as a rental file (the Dossier Prêt) by one who starts it on their own —, a landlord workspace that starts at $0, a Complet subscription that opens the applications received in full, a Gestion subscription that adds active addresses and the bank connection offered to applicants, a Compagnon subscription that includes Gestion and puts the Turbo assistant on a landlord's messaging line, a conversational guide called Turbo, and demonstrations clearly identified as fictional. Turbo can explain general steps, point to official sources, and help people use available features. Responses may contain errors or become outdated; the applicable official source must always be confirmed.
TurboLease is an independent private service. It is not a government body, law firm, credit bureau, personal-information agency, or investigation agency. It provides no legal or credit advice, does not assess, score, or rank applicants, and neither makes nor recommends a rental decision.
The service is operated by 9575-9171 Québec inc. (Québec enterprise number 1182554858), with its head office at 842, rue Notre-Dame, Lachine (Québec) H8S 2B7. For any question: [email protected].
What not to send by chat or text
Do not try to send sensitive documents, financial information, or personal information about an applicant through chat, text message, or support email. An application's documents are uploaded only in the form provided for that purpose. To request access to, correction of, or deletion of information we retain, consult the Privacy Policy or write to [email protected].
Application and rental file
In this English version, “application” means the dossier an applicant prepares and sends, whatever the path, and “rental file” means the Dossier Prêt, the application an applicant buys for themselves without a landlord's link. The Dossier Prêt is the renter's purchase: $19.99 CAD, paid once. It is not a subscription and it never renews. Payment happens at the start of the flow, before any document is uploaded: it opens the later steps, the document analysis and the optional bank connection. Once sent, the rental file is valid for 90 days; during that period the applicant shares it as many times as they wish, with as many landlords as they wish, at no additional cost. Payments are processed by Stripe; TurboLease keeps no card number.
Applicant invited by a landlord. An applicant who submits their application through the active link a landlord created from their TurboLease account pays nothing: no payment is asked of them and no paid option is offered to them on that path, including the credit score proof. The application remains theirs: they choose each document they send, consent to each check, keep their share link and may delete their application at any time; the application is valid for 90 days. The optional bank connection is offered to them when the inviting landlord's subscription includes it and the month's number of connections has not been reached; otherwise, they can attach a bank statement, read like their other documents. The $19.99 CAD Dossier Prêt described in the previous paragraph is the rental file an applicant buys when they start on their own, without a landlord's link.
The application belongs to the applicant, whether they bought it for themselves or submitted it at no cost through a landlord's link, and they alone decide whom to send it to: no landlord may require it or make it a condition of renting (article 1904 of the Civil Code of Québec), and a landlord must accept another reasonable way to apply. The applicant may permanently delete their application at any time from the result page; deletion ends the share link.
Refunds. The service is digital and begins as soon as payment is confirmed. As long as it has served no purpose — no document analysed, no bank connection made, no rental file sent — write to [email protected] within 14 days of payment and the amount is refunded in full. Once a first document has been analysed or the rental file has been sent, the service has been supplied and the amount is not refundable. The “credit score proof” option follows its own rule, stated in its own section. Nothing here restricts the rights you hold under the Consumer Protection Act.
Card in the market. Showing a card in the market (turbolease.ca/feed) is optional and is not part of the Dossier Prêt: a card can be published with or without a purchase, and publishing one analyses no document and sends no application. The « Mise en avant » option makes the card appear in a separate band, announced as such, for 7 days, for $4.99 CAD paid once; it does not renew and changes the order of neither the band nor the list, which stay the publication date. If the card can no longer be placed at the moment of payment — because it was withdrawn or the application expired — the amount is refunded in full. Once the period has begun, the amount is not refundable, including if the applicant withdraws their card in the meantime. An applicant whose rental file is paid for and submitted may, if they wish, attach that rental file's link to their card: a registered landlord who reveals their contact then also receives that link, and the applicant can withdraw this choice at any time from « Ma fiche ». Nothing here restricts the rights you hold under the Consumer Protection Act.
Landlord workspace
Registration, by a code sent to your email, creates at $0 and with no card a landlord workspace that helps organize your own work and receive applications: one active address and its application link, the list of applications by date received, the preview of each application received — the applicant's name and the contact details the applicant gave, the date received, the state of the application and each document received, under its name — and an email to your account address when an application is submitted. At this step, the account's links receive in total its first 20 applications; past that, they accept no further application and nothing is charged. Applications received during a subscription do not count: when a subscription ends, this number starts again from zero, at the earliest 30 days later. For a workspace opened before version v2026-10-06, it starts running at the earliest 30 days after that version takes effect. Until then, each address receives at most 60 applications over any 30-day period. The full application opens with the Complet, Gestion or Compagnon subscription, described below, which also include more active addresses and more applications. The workspace does not provide an investigation report on an applicant or make TurboLease the landlord's agent, broker, investigator, or adviser.
A landlord remains solely responsible for information requests, communications, criteria, and every rental decision. The landlord must comply with applicable law, including privacy and equality rights, accept another reasonable way to apply, and never present TurboLease as mandatory.
Landlord plans
The offer to landlords has four steps, and an account holds only one at a time. At $0: one active address, the first 20 applications received through the account's links, the preview of each application and an email for each application submitted, without the bank connection offered to applicants. Complet, $29 CAD per month: every application in full, up to 2 active addresses and up to 100 applications per calendar month across the account, without the bank connection offered to applicants. Gestion, $79 CAD per month: every application in full, up to 5 active addresses and up to 200 applications per calendar month across the account, with the bank connection offered to applicants, up to 3 connections per calendar month. Compagnon, your first 7 days at $9.99 CAD, then $99 CAD per month: every application in full, all your active addresses and up to 300 applications per calendar month across the account, with the bank connection offered to applicants, up to 4 connections per calendar month from the 8th day, and the Turbo assistant on your iMessage messaging line, up to 60 of your texts a day. With a subscription, the number of applications is counted per calendar month, across the account; past it, your links accept no further application until the 1st of the following month. Each subscription is described in its own section.
An active address is one whose link receives applications. Archiving an address from your dashboard closes its link and frees its place; the applications it already received stay with it. You reactivate it when the unit is vacant again, within your plan's active addresses, if it sets a number. For more than 300 applications a month, write to [email protected]: a separate written agreement then applies.
No fee is charged per applicant. The number of applications included depends on the plan; past it, the link accepts no further application and nothing is charged. A subscription's monthly number counts the applications received through every link on the account, whatever the address, archived ones included, from the first to the last day of the calendar month (Eastern time); it starts again from zero on the 1st of the following month, and your links then accept applications again. An application counts as soon as the applicant uploads a document to it or sends it, in the month they do so; an application started without a document holds its place for 24 hours only. An applicant who reaches a full link is told so and can contact the landlord directly.
Applying through your links costs your applicants nothing, whatever your plan. In your list, an application received through your links shows according to your plan, whether or not the applicant bought anything from TurboLease. A landlord may not require, request or recommend that an applicant buy anything from TurboLease.
Bank connections. With Gestion and Compagnon, the bank connection is offered to applicants who come through your links, up to your plan's monthly number, per calendar month (Eastern time). Connections go to applicants in the order they complete them: you do not choose which applicant is offered one. A connection counts when an applicant completes it, and an application counts only one; connections not used do not carry over to the next month. When the month's number is reached, your links tell applicants so, and they can attach a bank statement instead, read like their other documents. It is offered neither at the $0 step, nor with Complet, nor during Compagnon's promotional period.
One subscription at a time. An account holds only one paid subscription at a time; the plans follow this order: Complet, Gestion, Compagnon. If you take a higher plan while another is active, the previous subscription ends as soon as the new one begins — for Compagnon, as soon as your line is confirmed by your first message — and the portion of its current period not supplied is refunded to you. A lower plan cannot be bought while a higher plan is active, including during the paid period of a cancelled subscription; it can be bought once that subscription has ended.
Cancellation. Every monthly subscription can be cancelled at any time, without cause, online from your account page: immediately, with the portion of the current period not supplied refunded, or at the end of the period already paid for. No cancellation fee or indemnity applies to any subscription, including those concluded before this version.
Changes to a subscription. We may change a subscription's price, its limits — the number of active addresses, applications, bank connections or texts — and its features. We then send you, at your account's email address and at least 30 days before it takes effect, a clear and legible written notice containing only the new or amended clause, its previous version, the date the change takes effect and your rights. If the change increases your obligation or reduces ours, you may refuse it and cancel the subscription without cost, penalty or cancellation indemnity, by notifying us no later than 30 days after it takes effect (section 11.2 of the Consumer Protection Act).
Subscriptions concluded before version v2026-10-06. A Complet or Compagnon subscription concluded before version v2026-10-06 of these Terms keeps, for as long as it remains in force, the price agreed when it was concluded and what it then included: every address on the account, the bank connection offered to applicants with no monthly number, and at most 60 applications per address over any 30-day period, the limit that already applied. The limits of this version apply to that subscription only if you choose another plan yourself. The cancellation without fee or indemnity described above applies to that subscription too.
Subscriptions concluded under version v2026-10-06. A Complet, Gestion or Compagnon subscription concluded under version v2026-10-06 of these Terms keeps, for as long as it remains in force, the price agreed when it was concluded and the limits of that version: Complet, up to 2 active addresses, without the bank connection offered to applicants; Gestion, up to 5 active addresses, with the bank connection offered to applicants, up to 3 connections per calendar month; Compagnon, up to 5 active addresses, with the bank connection offered to applicants, up to 4 connections per calendar month from the 8th day; and, for each, at most 20 applications per address over any 30-day period. The limits of this version apply to that subscription only if you choose another plan yourself or ask us to in writing at [email protected]. The cancellation without fee or indemnity described above applies to that subscription too.
Complet subscription
The Complet subscription opens in full, while it is active, the applications your applicants choose to send you through your links — the report, the annexes, the printable application and the points to clarify. It includes up to 2 active addresses and up to 100 applications per calendar month across the account (past that, your links accept no further application until the 1st of the following month), without the bank connection offered to applicants. Applicants who submit their application through your link pay nothing. The application remains the applicant's: they choose each document they send and consent to each check. You pay for the tool that receives and reads what the applicant chooses to send you; you never order a check on a person. Your link is an option: an applicant can always apply another way (article 1904 of the Civil Code of Québec). A landlord may not require, request or recommend that an applicant buy anything from TurboLease.
Price: $29 CAD per month, charged on the day of purchase and then each month on the same date, until cancelled. It is a monthly subscription with no promotional period, separate from the one-time Dossier Prêt purchase. No fee is charged per applicant. The number of applications included depends on the plan; past it, the link accepts no further application and nothing is charged. It includes no messaging line and asks for no phone number. Payments are processed by Stripe; TurboLease keeps no card number.
Full access lasts while the subscription is active. When it ends, the applications received show as a preview again and your links no longer offer the bank connection, if your plan included it; your account, your active addresses and their links remain; a new address can be added or restored only within the $0 step's limit, and your links receive applications within that step's limits.
You may cancel at any time and without cause, using the “Cancel the subscription” button on your account page. You choose: at the end of the month already paid for — applications stay open until then and no further amount is charged — or immediately — full access ends and the days of the current month not supplied are refunded to you, calculated at the rate provided in the contract, with no cancellation indemnity. Nothing here restricts the rights you hold under sections 214.6 to 214.8 of the Consumer Protection Act or articles 2125 and 2129 of the Civil Code of Québec.
Gestion and Compagnon include Complet. Complet cannot be bought while a Gestion or Compagnon subscription is active, including during the paid period of a cancelled subscription. If you take Gestion or Compagnon while Complet is active, Complet ends as soon as the new subscription begins — for Compagnon, as soon as your line is confirmed by your first message — and the days of its current month not supplied are refunded to you.
We send you a copy of the contract by email within 15 days of its conclusion, to your account address. It restates the merchant's identity, the description of the service, the price, the total charged, the date of subsequent charges, and the cancellation terms, as they were presented to you before purchase. The merchant is 9575-9171 Québec inc. (Québec enterprise number 1182554858), 842, rue Notre-Dame, Lachine (Québec) H8S 2B7, telephone 438 788-8842, email [email protected].
A Complet subscription concluded before version v2026-10-06 keeps the price and what it included when it was concluded — every address on the account and the bank connection offered to applicants —, under the “Subscriptions concluded before version v2026-10-06” clause of the “Landlord plans” section.
Gestion subscription
The Gestion subscription opens in full, while it is active, the applications your applicants choose to send you through your links — the report, the annexes, the printable application and the points to clarify. It includes up to 5 active addresses and up to 200 applications per calendar month across the account (past that, your links accept no further application until the 1st of the following month), with the bank connection offered to applicants, up to 3 connections per calendar month; connections go to applicants in the order they complete them. A landlord may not require, request or recommend that an applicant buy anything from TurboLease.
Price: $79 CAD per month, charged on the day of purchase and then each month on the same date, until cancelled. It is a monthly subscription with no promotional period, separate from the one-time Dossier Prêt purchase. No fee is charged per applicant. The number of applications included depends on the plan; past it, the link accepts no further application and nothing is charged. It includes no messaging line and asks for no phone number. Compagnon includes Gestion. Gestion cannot be bought while a Compagnon subscription is active, including during the paid period of a cancelled subscription. If you take Gestion while Complet is active, Complet ends as soon as Gestion begins, and the days of its current month not supplied are refunded to you. If you take Compagnon while Gestion is active, Gestion ends as soon as your line is confirmed by your first message, and the days of its current month not supplied are refunded to you.

Compagnon subscription
Compagnon includes all your active addresses and up to 300 applications per calendar month across the account (past that, your links accept no further application until the 1st of the following month), every application received through your links in full for as long as the subscription is active, with the bank connection offered to applicants, up to 4 connections per calendar month from the 8th day, in the order they complete them, as well as the Turbo assistant on your iMessage messaging line, up to 60 of your texts a day: $99 CAD per month, for a single phone number that you provide at purchase. It is a monthly subscription that renews until cancelled, separate from the one-time Dossier Prêt purchase, which does not renew. No fee is charged per applicant. The number of applications included depends on the plan; past it, the link accepts no further application and nothing is charged. Payments are processed by Stripe; TurboLease keeps no card number.
The subscription may begin with a promotional period: your first 7 days are billed $9.99 CAD, once, at purchase; the bank connection is not offered to your applicants during that period. By subscribing you accept from the outset the rate of $99 CAD per month that applies from the end of that period; that rate follows from the agreement you give at purchase, not from any failure to give notice, and you may cancel at any time under the cancellation terms below. We send you in writing, between 2 and 10 days before the promotional period ends, its end date and the price applicable from that date.
The line is reserved for you once payment is confirmed and is activated by your own first text message to the number provided: that message establishes that the number is yours and must arrive within 5 days of payment. You need an iPhone with iMessage; the line does not work over SMS. Turbo answers up to 60 of your texts a day; past that, it tells you once and answers again the following day.
You may cancel at any time and without cause, using the “Cancel the subscription” button on your account page or by writing STOP to the line. Writing STOP to the line takes effect immediately: the line goes quiet immediately and the portion of the current period not supplied is refunded to you, with no cancellation indemnity. From your account page you choose: at the end of the period already paid for, the line answering until then and no further amount charged, or immediately, on the same terms — the portion of the current period not supplied is then refunded, calculated at the rate provided in the contract, with no cancellation indemnity. Nothing in these Terms restricts the rights you hold under sections 214.6 to 214.8 of the Consumer Protection Act or articles 2125 and 2129 of the Civil Code of Québec.
Two situations are refunded in full. A second subscription bought for a number that is already served is cancelled and refunded in full, without touching the existing line. A line whose first message never arrived within the period above is cancelled and refunded in full as well, and the number is removed. In addition, the number of lines available is limited: a purchase may be refused when capacity is reached, and any payment already taken is then refunded in full.
We send you a copy of the contract by email within 15 days of its conclusion, to your account address. It restates the merchant's identity, the description of the service, the price, the total charged, the date of subsequent charges, and the cancellation terms, as they were presented to you before purchase.
Exchanges with Turbo by text message are added to the conversation saved in your account, like those on the site. The Privacy Policy describes what is kept, for how long, and how to erase all of it.
A Compagnon subscription concluded before version v2026-10-06 keeps the price and what it included when it was concluded — every address on the account and the bank connection offered to applicants —, under the “Subscriptions concluded before version v2026-10-06” clause of the “Landlord plans” section; it too is cancelled with no indemnity.
Option — credit score proof
An applicant may add to their own rental file, once it is paid for and before it is sent, a credit score proof priced at $5 CAD, paid once. Only the applicant can request and buy it: a landlord can neither require it nor request it through TurboLease, and no landlord screen offers it.
The proof consists of three still images extracted, on the applicant's device, from a screen recording of the “credit score” page of their own banking app; the video never leaves their phone. TurboLease queries no credit bureau and computes no score: the report reproduces the value, the scale, the source and the date visible on the images, and states that they are provided by the applicant.
The amount is not refundable once the images have been analysed.
Chat and demonstrations
Turbo provides general information and navigation help. It does not know every fact of your situation, and its responses do not replace advice from a lawyer, notary, credit adviser, or other qualified professional. Do not rely on chat to calculate a deadline, pursue a remedy, or make a decision with legal or financial consequences.
Names, addresses, documents, statuses, and results shown in a demonstration are fictional. A demonstration illustrates an interface only: it proves no real verification, does not guarantee that a feature will be offered, and must not be used to assess a person.
Founder SMS help
If you expressly request help by text message and provide your number for that purpose, the founder may help you understand the process or use available features. This help is limited to process support: do not send any applicant personal information, document, or financial or screening information. TurboLease does not request that information by text message.
Consent to SMS support is not a condition of purchase. You may withdraw it by replying STOP or writing to [email protected]. A support request will not be used to send promotional messages; SMS marketing requires separate express consent. Your carrier's standard messaging charges may apply.
Optional paid features
No payment is required to view public pages, use chat, open the landlord workspace and receive applications in it, or apply through a landlord's link. Five purchases exist today: the rental file, paid once, before uploading any document, by an applicant who starts it on their own; the proof of credit rating, an option only that applicant can add to their own rental file; and three monthly subscriptions for landlords, Complet, Gestion and Compagnon, each described in its own section. A subscription remains manageable and cancellable from the relevant account.
If an optional paid feature becomes available, its confirmation screen will state before any charge the exact price and taxes, what is included, duration or billing frequency, activation date, cancellation and refund terms, and every material limit. No charge will be made without affirmative confirmation of those terms. The specific terms displayed at that time will supplement these Terms.
No guarantee or rental decision
TurboLease does not guarantee obtaining a dwelling, acceptance or quality of an application, a person's solvency or conduct, any deadline or outcome, or continuous feature availability. TurboLease provides no credit report and makes no promise about a rental decision. You must exercise your own judgment and obtain professional advice when needed.
Prohibited uses
You may not use TurboLease to impersonate someone, submit third-party information without authority, harass anyone, bypass a security measure, conduct prohibited collection or investigation, make a discriminatory decision, or otherwise violate applicable law. You also may not resell, bulk-extract, or build a database from the service or its content.
Availability and liability
The service is provided as available: it may be corrected or temporarily interrupted, notably for maintenance or security. A subscription's price, limits and features change only under the “Changes to a subscription” clause of the “Landlord plans” section. To the extent permitted by law, TurboLease is not responsible for a decision made by a user, a lost rental opportunity, an error from an external source, or indirect damage. Nothing in these Terms limits liability or a remedy that cannot lawfully be excluded or limited.
Governing law and consumer rights
These Terms are governed by the laws of Quebec and the federal laws of Canada applicable there. Courts or competent bodies in Quebec may hear a dispute, subject to every mandatory rule on jurisdiction or consumer protection.
You retain every mandatory right and remedy under Quebec's Consumer Protection Act and any other applicable law. If there is a conflict, a protection that cannot be waived prevails over these Terms. Your personal information is handled in accordance with our Privacy Policy.
